Development Proceeding in Limerick Township

New homes on Cherry Lane and Lewis Road; Welsh Subaru expanding

 

The Limerick Township Board of Supervisors saw the first site plans for a new housing development at Tuesday night's meeting.

The new homes will be built at the corner of Cherry Lane and Lewis Road, on the Linsenmaier farm. East and West Cherry Lanes will be straightened out and joined at the existing West Cherry Lane intersection. 

The development plan will have 160 apartments in six buildings and 31 townhomes. Two of the apartment buildings - the two closest to the existing homes on East Cherry Lane - will have sections that are two stories. The rest of the apartments will be three-story walk-ups. 

Board chair Kara Shuler said she liked the two-story design. 

"It doesn't tower over the homes that are already there," Shuler said. 

The board also heard from an engineer representing Welsh Subaru on Ridge Pike in Limerick. 

Welsh Subaru is working on plans to expand its service offerings. They will be going through the land development process so they can build a new service garage with larger bays.

They also plan to repaint their existing parking lot.

The supervisors commended Welsh Subaru for their recent landscaping work on the Ridge Pike frontage of their property.

"He did a good job, planting trees and shrubs," supervisor Joseph St. Pedro said.

More apartments...more renters...more children....of non tax paying residents....more crime. Mean while people are being killed on township line rd, and the clowns that run limerick refuse to address the issue.

Exactly. The Limerick Board of Supervisors need to think about these kinds of things before they consider allowing a 160 unit apartment complex which will ultimately bring more children into the school district, but less tax money to cover them. Not to mention more traffic to the area. I dont understand their rational behind approving this? How does it benefit the community??

Correct me if I am wrong about taxes: the individual renters don't pay property tax but the corporation who owns the land pays taxes on the land right? Farmers get tax breaks but now that it a residential property taxes are paid based on assessed value just as I do on my home.

She may be referring to the hundreds of school kids, who will significantly increase the district's costs. Will the landlord's property tax offset that incremental expense? If these were 160 homes, each subject to property tax, it would.

Yes, it will cause more traffic on Lewis Road which is why they're widening it and putting in traffic light(s). Limerick is getting awfully crowded though, just in general.

I find it funny that the people are doing the complaining are the same people that original SF residents complained about for years. Yes the Company that owns the property taxes. I find it disgusting that you say people living in apartment commit crime. I remember when that as the same argument against the Casino but now you have the outlets that are nothing but crime problems for local law enforcement. I for one am glad to see them developing that land with houses because the last thing we need is another strip mall in Limerick that is nothing bet empty stores. The same complaints that you are voicing about this are the same ones that long time residents said when all these developments were built in Limerick and Upper Providence. Be glad that there is home building because that means jobs in a lot of areas for people in the area that are out of working and looking to work in the construction field. Limerick and Upper Providence township have no control over Township Line road. It is a state road and the state cut funding to any improvements on that road when Gov. Corbett came into office. There was talk about them widening that road to 4 lanes with a center turn lane from 422 to old 422 but that got stopped by residents on the road and the state if I remember correctly. If you have concerns about road improvements call the Gov. and demand that he increase funding for PennDot. Until then go to township meetings when they start discussing things like this not after on the net

I think development can be positive. Upper providence has larger homes on good size property. Less pressure for schools and public services. Good tax base and better resale of those homes. Where have apartments ever increased property value? Also development of industry. Phila premium outlets is a perp magnet. The amount of time police have to waste brings no value to the community. Upper prov. has pfizer, quest, and many other companies that provide tax revenue and great jobs. Limerick is really a bunch of time and money wasters. Ill be thinking how great a job thier doing when im attending the funeral of another victim of township line rd this weekend.

Jr bach, are you really "disgusted" that people think crime comes from apartment dwellers, or that it actually does? If you take regular suburban neighborhood, compared with regular apartment complex, the police will be at the apartments more. Read the mercury. Overwhelming police calls are from rentals. Royersford, pottsgrove, pottstown....renters are problems. Of course not all, but enough to give anyone who owns property and has a family rightful fear.

Bottom line is there are already too many people, too many cars, and any additional students coming in to the dysfunctional SFASD is too much. Our services are already over-burdened. Construction jobs....oh yeah there will be jobs but they will be temporary and those companies will bring their workers along to do the work so NO new jobs there. Renters, I've got nothing against renters but have you looked a Pottstown lately to see what happens when a community has too many renters? Rental properties, apartments, do NOT generate a good positive tax base. They take more than they give. Is there any chance we can change this from moving forward? Does everybody lose their common sense once elected to office?

I am assuming this will be not be section 8 housing, but luxury apartments that probably rent for more than most mortgages. It will increase populartion, but not necessarily bring in more crime. Limerick needs to start building sidewalks and shoulders in the area so that you can actually walk or safely ride a bike in the area, it is a disgrace how much development was done without infrastructure improvements. SFASD is not dysfunctional, it is full of hard working people that work hard to improve the students in the community. I welcome you to actually observe the school in action on a regular school day and see how well the schools run. I can promise you that this district is better than a lot of neighboring districts.
