Developer Revises Ridge Pike Plans, Moving Toward Development

After receiving a negative response on revised plans for the property at Swamp Pike, the third time was the charm for owner Mark Quigley.

After property owner’s Mark Quigley’s revised plan for development along Ridge and Swamp Pikes in Limerick met opposition from township officials earlier this month, the developer presented a new plan with reduced senior housing and increased commercial development, that was met with a positive response from the Limerick Board of Supervisors.

“I have to really commend you for the way you did this,” said Limerick Township Board of Supervisors Chairman Joseph St. Pedro.  “You addressed what we asked you to address.”

The board was pleased with a May plan for the property , which included 136 townhomes and 47,00 square feet of commercial space, with a potential addition of senior housing “at some point in the future,” according to meeting minutes.

On July 2, a revamped plan showed 135 townhouses, 208 senior apartments and 30,00 square feet of commercial space, with apartment buildings as high as four-stories.

According to Quigley, the increased housing units were necessary to pay for the road that would connect Swamp Pike with Lewis Road, in the initial plan.

“I thought this project was going to help create jobs,” said Supervisor Kenneth W, Sperring Jr, according to the Mercury. “You squeezed all of the commercial out. There’s no jobs here.”

In newest plan, presented July 16, Quigley reduced the number of senior housing apartments by over 40, removed the possibility of any four-story buildings, and reinstituted two of the commercial lots in the plan.

“It’s a nice balance,” said board member Kara Schuler.  “It will look nice”

According to Quigley, the developer will now work with the township staff and consultant to develop design standards and move forward with the project.
