Limerick Supervisors Object to Revised Ridge Pike Development Plan

According to the developer, connecting Swamp Pike with Lewis Road is a factor for increasing the number of units in the project.

Limerick Township Supervisor Kara Shuler was “floored” with the July 2 presentation from the developer of 47 Swamp Pike, located at the street’s intersection with Ridge Pike, as it was much different than a plan proposed by the same group in May, according to the Pottstown Mercury

The board voiced approval for a plan from property owner Mark Quigley in May for a town center on roughly 36 acres of land that would include 214 townhouses and 47,000 square feet of commercial space,  and the possible addition of senior housing "at some point in the future," according to meeting minutes.

At the July meeting, a revised plan called for 135 townhouses, 208 senior apartment units and 30,000 square feet of commercial space.

“You’re talking two less commercial buildings. You’re talking 100 more units. You’re talking about four-story buildings at the entrance to our village,” Shuler said, according to the Mercury's report. “I’m floored.”

At the May 7 meeting, Quigley said he would support the township’s proposed Lewis Road realignment with Swamp Pike at Ridge Pike, and he would front the cost for the project, according to minutes.

In July, Quigley said the cost of the road requires additional density in the project, and the revised plan will protect the project against economic downturns.

Supervisors, however, were opposed to the higher density due to traffic issues, and the lack of commercial space.

“I thought this project was going to help create jobs,” said Supervisor Kenneth W, Sperring Jr, according to the Mercury. “You squeezed all of the commercial out. There’s no jobs here.”

According to John Kennedy, a land developer with Quigley, the old plan is still a possibility, but they came to the board questioning the densities to remove any questions moving forward with the project.
